LoRaWAN for Remote Meter Data Transmission
For real estate agencies engaged in apartment leasing and management, it is crucial to ensure transparent and constructive communication between landlords and tenants. However, this is often challenging — most conflicts arise from landlords’ desire to monitor everything related to their property. They may insist on receiving electricity readings several times a month, or visit tenants in person to check heat, water, or gas consumption. What should be a simple task — submitting water meter readings — can quickly turn into a tedious ordeal.
While dialogue can sometimes resolve these situations, agreements are not always reliable. Messages with meter readings are often met with distrust from landlords, and even photos of meters without timestamps are not considered valid proof. On the other hand, tenants are uncomfortable allowing even the property owner, essentially a stranger, to enter their home for inspections.
We propose transforming apartment buildings into smart homes using LoRaWAN technology. With this solution, water, gas, and electricity meter readings are collected automatically using pulse sensors, which transmit data over the 868 MHz LoRa radio channel to a LoRaWAN gateway installed on the building’s roof. The gateway then forwards the data to a central processing server.
The collected information is visualized in an application accessible to agency staff, who can archive the readings and automatically generate monthly reports for landlords. This approach minimizes risks, eliminates manual errors, and prevents data manipulation — ensuring full transparency between tenants and property owners.
These smart devices are designed for up to 5 years of autonomous operation, helping to eliminate conflicts and greatly simplify long-term resource consumption monitoring.
Thanks to the scalability of LoRaWAN, we — as a system integrator — offer this solution not only for individual apartments but also for condominium associations (OSBB). With LoRaWAN technology, such organizations can build a smart-home infrastructure, establish efficient resource consumption monitoring for entire buildings or residential complexes, and take a step toward developing truly smart cities.
